Egyes bankok az \u00e1ltaluk meg\u00e1llap\u00edtott forgalmi \u00e9rt\u00e9k %-\u00e1ban hat\u00e1rozz\u00e1k meg a felvehet\u0151 lak\u00e1shitel maxim\u00e1lis \u00f6sszeg\u00e9t, m\u00e1sok viszont a hitelbiztos\u00edt\u00e9ki vagy menek\u00fcl\u00e9si \u00e9rt\u00e9k %-\u00e1ban.<\/p><p>A\u00a0<strong>forgalmi \u00e9rt\u00e9k<\/strong>\u00a0az az \u00e9rt\u00e9k, amir\u0151l azt felt\u00e9telezi a bank az \u00e9rt\u00e9kbecsl\u00e9s elk\u00e9sz\u00edt\u00e9s\u00e9nek pillanat\u00e1ban, hogy ez az ingatlan korrekt piaci \u00e9rt\u00e9ke. A\u00a0<strong>hitelbiztos\u00edt\u00e9ki \u00e9rt\u00e9k<\/strong>\u00a0az ingatlannak egy olyan becsl\u00e9s alapj\u00e1n meghat\u00e1rozott \u00e9rt\u00e9ke, mely a forgalmi \u00e9rt\u00e9kb\u0151l ker\u00fcl meghat\u00e1roz\u00e1sra \u00e9s azt mutatja, hogy mi az az \u00e9rt\u00e9k, amin 180 napon bel\u00fcl nagy val\u00f3sz\u00edn\u0171s\u00e9ggel \u00e9rt\u00e9kes\u00edthet\u0151 lehet az ingatlan.<\/p><p>\u00d6nnek mindegy is, hogy a bank a forgalmi \u00e9rt\u00e9kb\u0151l vagy a hitelbiztos\u00edt\u00e9ki \u00e9rt\u00e9kb\u0151l sz\u00e1molja ki a lak\u00e1shitel lehets\u00e9ges \u00f6sszeg\u00e9t, csak az a l\u00e9nyeg, hogy ami \u00edgy kij\u00f6n, el\u00e9g-e arra, amit szeretne. A banknak viszont nem mindegy ezek \u00e9rt\u00e9ke, ez\u00e9rt \u00e9rdemes tiszt\u00e1ban lennie ezen fogalmakkal \u00e9s jelent\u00e9s\u00fckkel.<\/p><p><strong>A fedezet kapcs\u00e1n k\u00e9t alapszab\u00e1lynak kell megfelelni:<\/strong><\/p><ul><li>forint alap\u00fa lak\u00e1shitel eset\u00e9n a hitel \u00f6sszege nem haladhatja meg a fedezet\u00fcl felaj\u00e1nlott ingatlanok forgalmi \u00e9rt\u00e9k\u00e9nek 80%-\u00e1t (ezt jogszab\u00e1ly r\u00f6gz\u00edti)<\/li><li>a lak\u00e1shitel hitelbiztos\u00edt\u00e9ki \u00e9rt\u00e9k\u00e9nek egy bizonyos, a bank \u00e1ltal meghat\u00e1rozott %-\u00e1t szint\u00e9n nem haladhatja meg az ig\u00e9nyelt hitel\u00f6sszeg. Ez a limit bankonk\u00e9nt elt\u00e9r\u0151 (\u00e1ltal\u00e1ban 40-90% k\u00f6z\u00f6tti ar\u00e1ny a jellemz\u0151).<\/li><\/ul><p>A kett\u0151 k\u00f6z\u00fcl az alacsonyabb \u00f6sszeg a m\u00e9rvad\u00f3 a maxim\u00e1lis finansz\u00edrozhat\u00f3s\u00e1g szempontj\u00e1b\u00f3l. Fontos az is, hogy ha a bank bels\u0151 szab\u00e1lya alapj\u00e1n esetleg t\u00f6bbet is tudna adni, mint a t\u00f6rv\u00e9nyi maximum, ami akkor fordulhat el\u0151, ha a hitelbiztos\u00edt\u00e9ki \u00e9rt\u00e9k a forgalmi \u00e9rt\u00e9k 80%-\u00e1n\u00e1l t\u00f6bbet is engedne, ann\u00e1l t\u00f6bbet akkor sem adhat, teh\u00e1t legfeljebb a meg\u00e1llap\u00edtott forgalmi \u00e9rt\u00e9k 80%-a lehet az el\u00e9rhet\u0151 a lak\u00e1shitel el\u00e9rhet\u0151 hitel\u00f6sszege.<\/p><p>2024 janu\u00e1r 1-t\u0151l bevezetett \u00fajdons\u00e1g a 10%-os \u00f6ner\u0151vel t\u00f6rt\u00e9n\u0151 finansz\u00edroz\u00e1s az al\u00e1bbi felt\u00e9telek fenn\u00e1ll\u00e1sa eset\u00e9n:<\/p><ul><li>a) az ig\u00e9nyl\u0151k egyike sem t\u00f6lt\u00f6tte be a k\u00e9relem befogad\u00e1sakor a 41. \u00e9let\u00e9v\u00e9t \u00e9s<\/li><li>b) a hitel \u00f6sszege nem haladhatja meg az ingatlan \u2013 bank \u00e1ltal meg\u00e1llap\u00edtott \u2013 forgalmi \u00e9rt\u00e9k\u00e9nek 90%-\u00e1t<\/li><li>c) egyik ig\u00e9nyl\u0151 sem rendelkezett kor\u00e1bban 50%-ot el\u00e9r\u0151 tulajdoni h\u00e1nyaddal lak\u00e1sban<\/li><li>d) vagy ha rendelkezett is, akkor a tulajdoni h\u00e1nyad m\u00e9rt\u00e9k\u00e9t\u0151l f\u00fcggetlen\u00fcl csak olyan ingatlanban, amely jogszab\u00e1lyon alapul\u00f3 haszon\u00e9lvezeti joggal terhelt<\/li><\/ul><p>Teh\u00e1t ez az els\u0151 lak\u00e1sukat megv\u00e1s\u00e1rolni k\u00edv\u00e1n\u00f3 fiataloknak sz\u00f3l\u00f3 lehet\u0151s\u00e9g a fenti felt\u00e9telek teljes\u00fcl\u00e9se eset\u00e9n, teh\u00e1t semmik\u00e9ppen sem automatikusan, b\u00e1rmire, mindenkinek.<\/p><ol start=\"2025\"><li>janu\u00e1r 1-t\u0151l pedig \u00faj lak\u00e1s v\u00e1s\u00e1rl\u00e1s eset\u00e9n megny\u00edlt a lehet\u0151s\u00e9g \u00e9letkort\u00f3l, kor\u00e1bbi lak\u00f3ingatlan tulajdont\u00f3l, az ingatlan \u00e9rt\u00e9k\u00e9t\u0151l f\u00fcggetlen\u00fcl a 10%-os \u00f6ner\u0151 melletti v\u00e1s\u00e1rl\u00e1sra, aminek az a felt\u00e9tele, hogy a lak\u00e1s\u00a0<em>energetikailag hat\u00e9kony<\/em>\u00a0legyen. E n\u00e9gy \u00e9rt\u00e9k meg\u00e1llap\u00edt\u00e1sainak saj\u00e1toss\u00e1gait k\u00fcl\u00f6n is \u00f6sszegy\u0171jt\u00f6tt\u00fck ezen hitelek felt\u00e9telein\u00e9l.<\/p><p>Lak\u00e1sv\u00e1s\u00e1rl\u00e1sn\u00e1l annyiban v\u00e1ltozik a helyzet, hogy csak jelenlegi forgalmi \u00e9rt\u00e9ket \u00e9s hitelbiztos\u00edt\u00e9ki \u00e9rt\u00e9ket \u00e1llap\u00edt meg a bank \u00e9s annak bizonyos %-\u00e1t tudja adni.
