A korm\u00e1nyzat ezt felismerve \u00e9s b\u00edzva abban, hogy a gazdas\u00e1g rendszerv\u00e1lt\u00e1s ut\u00e1ni konszolid\u00e1l\u00f3d\u00e1s\u00e1val mind az infl\u00e1ci\u00f3, mind a kamatok le tudnak menni a 10 % alatti tartom\u00e1nyba, az \u00e9vezredfordul\u00f3n bevezette az \u00fan. t\u00e1mogatott lak\u00e1shitelt. El\u0151tte ugyanis csak 15-30% k\u00f6z\u00f6tt \u00e9ves kamatoz\u00e1s\u00fa piaci hitelekhez lehetett hozz\u00e1jutni. Az \u00e1llamilag t\u00e1mogatott lak\u00e1shitelekkel a fiatalok els\u0151 lak\u00e1shoz jut\u00e1s\u00e1t szerette volna el\u0151seg\u00edteni. Eleinte el\u00e9g szigor\u00fa, azt\u00e1n egyre laz\u00e1bb felt\u00e9telek mellett lehetett ezekhez hozz\u00e1jutni. Az \u00e1llami t\u00e1mogat\u00e1s a hitel\u00e9rt k\u00e9rt banki kamatot egy eg\u00e9szen elfogadhat\u00f3, 5-6%-os szintre vitte le, \u00edgy azt\u00e1n n\u00e9h\u00e1ny \u00e9v alatt akkora n\u00e9pszer\u0171s\u00e9gre tett szert, hogy a kamatt\u00e1mogat\u00e1s m\u00e1r sok sz\u00e1z milli\u00e1rd Ft k\u00f6lts\u00e9gvet\u00e9si kiad\u00e1st okozott \u00e9vente. Mi\u00e9rt? Mert a bankok tov\u00e1bbra is a viszonylag magas, 10-15% k\u00f6z\u00f6tti piaci forinthitel kamatokb\u00f3l indultak ki \u00e9s igen jelent\u0151s, a teljes kamatk\u00f6lts\u00e9g ak\u00e1r t\u00f6bb mint fel\u00e9t is kitev\u0151 \u00e1llami t\u00e1mogat\u00e1s kellett ahhoz, hogy az egy\u00e9bk\u00e9nt magas kamatk\u00f6rnyezetben kedvez\u0151 \u00e1ron lehessen lak\u00e1shitelhez jutni.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-5bfc8d5 e-con-full e-flex e-con e-child\" data-id=\"5bfc8d5\" data-element_type=\"container\" data-settings=\"{&quot;background_background&quot;:&quot;gradient&quot;}\">\n\t\t\t\t<div class=\"elementor-element elementor-element-ed6bb30 elementor-widget elementor-widget-heading\" data-id=\"ed6bb30\" data-element_type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Hogy ez mekkora k\u00fcl\u00f6nbs\u00e9g, el\u00e9g egyszer\u0171en kikalkul\u00e1lhat\u00f3: egy 10 milli\u00f3s hiteln\u00e9l \u00e9vi 5% kamatk\u00fcl\u00f6nbs\u00e9g \u00e9vi 500.000 Ft kamatkiad\u00e1st\u00f3l k\u00edm\u00e9lte meg a hitelfelvev\u0151t, azaz havi t\u00f6bb mint 40.000 Ft t\u00e1mogat\u00e1st \u00e9lvezhetett! Ez kb. annyi volt akkor, mint egy \u00e1tlagos h\u00e1ztart\u00e1s teljes havi rezsi kiad\u00e1sa.<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-73aa214 elementor-widget elementor-widget-text-editor\" data-id=\"73aa214\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p>A t\u00e1mogat\u00e1s bevezet\u00e9s\u00e9nek hat\u00e1s\u00e1ra \u00f3ri\u00e1si fellend\u00fcl\u00e9s k\u00f6vetkezett be a lak\u00e1s\u00e9p\u00edt\u00e9sek ter\u00e9n \u00e9s t\u00f6bb sz\u00e1zezer h\u00e1ztart\u00e1s jelent meg vev\u0151k\u00e9nt az ingatlan piacon p\u00e1r \u00e9v leforg\u00e1sa alatt. Hogy a lak\u00e1spiaci lend\u00fclet kitartson, 2002 k\u00f6rny\u00e9k\u00e9n enged\u00e9lyezt\u00e9k a devizahitelez\u00e9st, ami a t\u00e1mogatott forinthiteleket azok felt\u00e9teleinek folyamatos szigor\u00edt\u00e1s\u00e1val p\u00e1rhuzamosan visszaszor\u00edtotta. 2009-re, b\u00e1r az \u00fajonnan kihelyezett lak\u00e1shiteleken bel\u00fcl szinte kiz\u00e1r\u00f3lag devizahitelek voltak m\u00e1r csak, a korm\u00e1nyzat m\u00e9gis \u00fagy d\u00f6nt\u00f6tt, hogy a kor\u00e1bbi \u00fan. kieg\u00e9sz\u00edt\u0151 kamatt\u00e1mogat\u00e1sos \u00e9s \u00fan. forr\u00e1soldali kamatt\u00e1mogatott hitelek a szocpollal egy\u00fctt megsz\u0171nnek \u00e9s helyett\u00fck csak egyf\u00e9le, kiz\u00e1r\u00f3lag \u00faj lak\u00e1s v\u00e1s\u00e1rl\u00e1s\u00e1ra vagy \u00e9p\u00edt\u00e9s\u00e9re felvehet\u0151, minim\u00e1lis \u00e1llami szerepv\u00e1llal\u00e1ssal j\u00e1r\u00f3 t\u00e1mogatott forinthitel marad csak. Err\u0151l a 134\/2009. (VI. 23.) Korm\u00e1nyrendeletben rendelkeztek \u00e9s meglep\u0151 m\u00f3don mind a mai napig ig\u00e9nyelhet\u0151 m\u00e9g n\u00e9h\u00e1ny p\u00e9nzint\u00e9zetn\u00e9l, pedig id\u0151k\u00f6zben 2012-ben kij\u00f6tt egy \u00faj, \u00fan. Otthonteremt\u0151 t\u00e1mogatott lak\u00e1shitel is (341\/2011. (XII. 29.) Korm\u00e1nyrendelet).<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-32db260 elementor-widget elementor-widget-text-editor\" data-id=\"32db260\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p>Ezt v\u00e1ltotta 2015. v\u00e9g\u00e9n a CSOK (16\/2016. (II.10.) Korm\u00e1nyrendelet az \u00faj lak\u00e1sokra \u00e9s 17\/2016. (II.10.) a haszn\u00e1lt lak\u00e1sokra, melyek \u00fan. v\u00e1rosi telep\u00fcl\u00e9seken 2023. v\u00e9g\u00e9ig voltak ig\u00e9nyelhet\u0151ek. Azokon k\u00edv\u00fcl, az \u00fan. prefer\u00e1lt kistelep\u00fcl\u00e9seken pedig Falusi CSOK n\u00e9ven tov\u00e1bbra is ig\u00e9nybe vehet\u0151k, s\u0151t, m\u00e9g b\u0151v\u00edtett\u00e9k is az el\u00e9rhet\u0151 \u00f6sszegeket 2024. janu\u00e1r 1-t\u0151l.<\/p><p>Ezen fel\u00fcl pedig 2024-t\u0151l bevezett\u00e9k a CSOK Pluszt is (518\/2023. (XI.30.) Korm\u00e1nyrendelet a csal\u00e1dok otthonteremt\u00e9s\u00e9t t\u00e1mogat\u00f3 kedvezm\u00e9nyes CSOK Plusz hitelprogramr\u00f3l).
